Some cities and states are now requiring that
a licensed architect or engineer review and approve any set
of building documents prior to construction. This is due to
concerns over energy costs, safety, structural integrity and
other factors. Prior to applying for a building permit or the
start of actual construction, we strongly advise you to consult
your local building official who can tell you if such a review
is required.
Local Building Codes and Zoning Requirements
Boyatt plans are designed to
meet or exceed national building standards. Because of the great
differences in geography and climate, each state, country and
municipality has its own building codes and zoning requirements.
Your plan must be engineered to comply with all local code requirements
regarding snow loads, energy codes, soil and seismic conditions
as well as a wide range of other matters. Prior to using our
plans, we strongly advise that you consult a local building
official. Plans are to be considered as conceptual architectural
drawings only and shall not be construed as a final set of engineered
documents for construction purposes. It shall be the responsibility
of the purchaser/owner to have the drawings reviewed by an architect,
engineer, certified designer and/or general contractor who is
licensed to practice in that particular geographical area in
which these plans are to be used, and to acquire the necessary
information or additional drawings (e.g. structural to include
foundation, floor/roof truss designs, mechanical, electrical,
etc.) required for actual construction and for building permit
purposes. Wall sections and details shown are for design coordination
purposes only. Exact wall/roof material composition and detailing
of materials (including waterproofing and flashing) shall be
determined by the purchaser/owner or general contractor at the
time of construction.
